What does FloodSmart Pro solve?

The FloodSmart Pro report is the most detailed in our range of Flood Risk Reports, designed to assess risks to a site, property or business from all sources of flooding.

The report is designed for sites in Flood Zone 3, where more detailed assessment is required to meet the needs of the Environment Agency and Local Authority planning conditions, including a site visit.

FloodSmart Pro includes all the features of a FloodSmart Plus report with the addition of a site visit.

Our consultants assess available data to determine the level of risk based on professional judgement and years of experience.

FloodSmart Pro involves consultation with key regulators at the earliest possible stage. This approach has proven invaluable for more complex sites located within Flood Zone 2 and 3 and can reduce the scope for regulatory rejection further on in the project timeline.

The flood report for planning provides comprehensive, clear and pragmatic advice, together with details of further work that may be required to support the development through the planning process.

They are the most cost effective way to meet local authority planning conditions.

Delivery and Turnaround
  • FloodSmart Pro requires Environment Agency consultation and data.
  • Delivery is dependent on the Environment Agency response times to supply data, which can take up to 20 working days. We will aim to arrange the site visit within this timeframe.
  • Typically your flood report for planning will be dispatched 10 working days from receipt of the data.
  • Premium delivery is available if your report is urgent.
  • Report will be sent in electronic format as a .pdf file straight to your inbox.
  • Hard copies available at an additional cost.
Technical Information
  • Consultation with the Environment Agency
  • Purchase of relevant flood risk data from the Environment Agency
  • Inclusion of a leading commercial flood risk data report
  • Details of solid and drift geology
  • Review of customer-supplied documentary information

Assumptions

FloodSmart Pro reports based on:

  • The development site is equal to a single residential or small commercial building footprint
  • A site location plan is available
  • The proposed development plans are available
  • A site walkover survey is required
  • Advance payment is made

If your site doesn’t fit these assumptions or you don’t require a site walkover survey, we can still assist but please do get in touch as one of our other packages may suit you better.

*If Site is further than 2 hours away from GeoSmart office (Shrewsbury) or Associate offices in Manchester or London, a further fee may apply. If applicable, we can provide a specific quotation.
